An EICR (Electrical Installation Condition Report) is the periodic safety check on your fixed wiring. Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords are legally required to have a valid EICR for every rented property, renewed at least every five years. Homeowners and commercial properties are sensibly advised to follow the same cadence. We test every circuit with calibrated test equipment, document any issues using the standard codes (C1, C2, C3 and FI), and provide a written report with photos. The property does not need to be empty, but power will be interrupted on each circuit during testing. 2. 2#### Visual inspection Consumer unit, accessories, sockets, switches and lighting are checked for damage, deterioration, bonding and earthing. 3. 3#### Electrical testing Every circuit is tested for insulation resistance, continuity, polarity, earth fault loop impedance and RCD operation. 4. 4#### Report and certificate You receive a written report with photos. For other domestic and commercial properties, five years is the recommended maximum, with shorter intervals in higher risk environments. Will my power be off during the test? Power is briefly interrupted on each circuit during testing. We work around your schedule and let you know in advance which circuits will be affected and when. What does C1, C2 and C3 mean? C1 means a danger is present that requires immediate action. C2 means a potentially dangerous condition that needs urgent remedial work. C3 means an improvement is recommended but it is not unsafe. The certificate is satisfactory only if no C1 or C2 codes are issued. My EICR came back unsatisfactory. What now?
